MILLION Luxury debuts world-first human optimization residences at Rivage Bal Harbour

The $75 million penthouse introduces a new vision for ultra-luxury living, integrating longevity, recovery and performance into every aspect of residential design

MILLION Luxury has unveiled what it describes as the world’s first Human Optimization Residence, reimagining the $75 million Upper Penthouse at Rivage Bal Harbour as a home intentionally designed to enhance longevity, recovery and everyday performance. Conceived by MILLION Founder and CEO Andrés Muñoz and brought to life in collaboration with Related Group, the three-level trophy residence introduces a new approach to luxury living, one that places healthspan and wellbeing alongside architecture, design and craftsmanship.

As affluent buyers increasingly prioritize wellness and longevity, demand is evolving beyond traditional luxury amenities toward homes that actively support physical and cognitive wellbeing. Rather than treating wellness as a collection of standalone features, the Human Optimization Residence integrates recovery, sleep, movement and environmental performance into the home’s overall design, creating a living environment that is intended to help residents perform at their best every day.

The concept emerged from Muñoz’s work with ultra-high-net-worth clients and his personal exploration of longevity science. Over the past two years, Muñoz and his wife, Madeleine Saade, have immersed themselves in the latest research surrounding healthspan, biological aging and human performance, earning places among the top 10 participants on the global Rejuvenation Olympics leaderboard. Their experience provided firsthand insight into how emerging wellness technologies and evidence-based practices are influencing the future of luxury living.

Together, these elements are designed to support healthier daily routines while maintaining the elevated aesthetics expected within one of South Florida’s premier luxury residences.

The residence occupies the final remaining Upper Penthouse at Rivage Bal Harbour, an exceptional three-level oceanfront home offering expansive sunrise and sunset terraces overlooking the Atlantic Ocean and Biscayne Bay. Originally part of the famed “Billionaire’s Bunker” penthouse, which was once marketed for $150 million, the residence was divided into three distinct penthouses, two of which have already sold.

Developed by Related Group, Two Roads Development and Rockpoint, Rivage Bal Harbour is the first new oceanfront condominium development in Bal Harbour in more than a decade. The Upper Penthouse is currently offered for $75 million and is scheduled for completion alongside the development in 2027.
