The Evolution of El Gouna: Marina Island Marks a Bold New Chapter in Coastal Design

El Gouna’s architectural legacy, three decades in the making, finds its next expression in Marina Island by Tuban and SIBA El Gouna

For more than three decades, El Gouna Red Sea has been shaped by a distinctive architectural philosophy that prioritizes human-scale design, walkability, waterfront living, and a strong sense of community. Building on this legacy, El Gouna Red Sea, the year-round coastal town developed by Orascom Development Egypt, has unveiled Marina Island by Tuban and SIBA El Gouna, two new residential developments that showcase the destination as one of the region’s leading towns while staying true to the design principles that have defined it since inception. Located in the heart of El Gouna’s central district, Marina Island by Tuban introduces an exclusive island community anchored by a marina and direct water access, offering a distinctive coastal living experience. Meanwhile, SIBA El Gouna sets a new benchmark for residential design as one of the first developments in the destination to embrace a multi-architect approach, bringing together internationally recognised and award-winning architecture studios to create a unique and diverse design identity.

Demonstrating Resilience

El Gouna is arguably Egypt’s most successful privately owned town. Developed by Orascom Development with ten destinations across EMEA, it differs from many Red Sea towns and cities because it functions as a genuine community rather than a collection of holiday compounds. It has been a pioneer in sports, arts, culture, including El  Gouna Film Festival (GFF), International Game Fish Association (IGFA), El Gouna Squash Open Tournament, and El Gouna Beach Polo, a truly international destination for premium experiences.

Significantly, 39% of the company’s sales are generated from international clients indicating continued global demand despite ongoing Middle East tensions. For 9,200 residences, El Gouna has attracted 25,000 residents from more than 50 countries. Egypt, and El Gouna Red Sea in particular, have demonstrated strong resilience in navigating the recent regional turmoil. Flights are running on schedule, with Egyptian airspace remaining open and fully functional,  and international carriers continue to operate without disruption. With long-established security protocols across airports and across all touristic projects, El Gouna remains focused on delivering a secure, seamless, and world-class living and holiday experience.

Marina Island by Tuban – A New Chapter in Waterfront Living

Marina Island by Tuban elevates the concept of island living through the introduction of a fully operational marina at  the destination, offering open-to-sea lagoon access. These elements position the development as a fully integrated lifestyle destination that extends beyond traditional residential offerings. Designed with a distinct architectural  identity, the project reflects El Gouna’s 36-year legacy of collaborating with leading international and regional architects such as Post-Modernist Michael Graves, Mediterranean-inspired coastal architecture from Alfredo Freda, and the community-centric style of Shehab Mazhar, shaping a unique and timeless design language across the destination. Offering open-to-sea lagoon access to the sea, Marina Island by Tuban delivers a true island living experience while remaining seamlessly connected to the vibrant center of the district.

SIBA El Gouna – Architectural Diversity

Rather than a single design language, SIBA El Gouna is envisioned in a unified masterplan by Burton Studios, as a curated collection of homes shaped by the distinct philosophies of renowned international practices, including Unknown Works, known for projects such as the Garden House in London and their sculptural, landscape-led architecture; Block722, the award-winning studio behind numerous contemporary residences across Greece and the Mediterranean; Mesura, acclaimed for hospitality and residential projects including Mas de TorreKAnt Hotel in Spain; and OOAA, recognised for expressive works such as Chapel of Sound in China, blending emotion,  atmosphere, and timeless architectural forms.

Together, these architects contribute to a residential destination where each home offers a unique interpretation of modern living, set within the same spacing, scale, and connection to nature that has always defined El Gouna. Marking the first chapter of this architectural journey, while reflecting SIBA’s design-led approach, each villa derives its name from its architectural concept, which can be apprecited from its first protype launches: The Triangle Villa,  designed by London-based studio Unknown Works, takes its name from its striking geometric form, while the Tandem Villa, created by renowned Greek architects Block722, is inspired by the interconnected spatial arrangement that defines its design. This phase will be followed by additional launches in the coming months, each  introducing a new architectural concept while staying close to the values that have always defined El Gouna.

Commenting on the launches Mohamed Amer, CEO of El Gouna and Managing Director at Orascom Development Egypt, said: “We have seen strong and sustained demand for our residential projects at El Gouna, alongside a broader momentum across the Red Sea and growing interest from international buyers and residents who are increasingly choosing El Gouna as a year-round home. Over 36 years, the town has set the standard for residential living on the Red Sea, and Marina Island is the fullest expression of that yet. It isn’t just a residential launch; it is a living, breathing waterfront district with a working marina, curated dining, and architecture that earns its place in the town’s design legacy. Meanwhile, SIBA El Gouna builds on everything that has shaped the town since day one: closeness, low density, unique architecture, waterfront living and a sense of belonging. It is a community shaped by multiple world-renowned architects, each bringing a distinct design philosophy to a single, unified address, marking it one of the first developments in Egypt to embrace this approach. Set across elevated terrain and surrounded by waterfront views, the project reflects El Gouna’s long-standing commitment to creating architecturally distinctive communities.”

Recent Launches – Nuba El Gouna & Fanadir Shores

Building on the success of previous launches such as Nuba El Gouna, Fanadir Shores, the town continues to expand its diversified portfolio of lifestyle developments with various upcoming launches, further reinforcing the destination’s commitment to delivering elevated residential experiences, strong investment value with ROI reaching 20% over two years and high rental yields ranging between 6–8%, alongside distinctive community living concepts.

Positioned within one of El Gouna’s fastest-growing districts, the new launches, Marina Island and SIBA, present compelling opportunities for both investors and homeowners, combining long-term value potential with a distinctive lifestyle offering.
